Holiday house with a tiled fireplace stove and free use of bicycles and a little boat, with a garden

The holiday house was built in 1920. After nearly 100 years, the owners converted and renovated it in 2012. The house and another house are by the Iller reservoir dam near Aitrach/Mooshausen on a site of around 1200m², right by the edge of a forest. The managers live on the other side of the road. There are no other neighbours.

The 120m² house provides a central tiled fireplace stove fired with wood for heating the house, as well as additional central heating . The ground floor has a big kitchen with a sitting corner for up to eight people. There is a giant living room with a lounge area and dining space with a hatch through to the kitchen. The solid wood floorboards give the living and dining room an especially cosy atmosphere. The bench by the fireplace stove is cosy in winter. The first floor has a big living room-bedroom with a double bed and single bed, as well as a smaller room with two pull-out beds. There is also a bathroom with underfloor heating, a shower and toilet. There are two further beds and another lounge in the attic. It is a non-smoking house. Children are welcome (highchair, cot on request). The site is fenced and pets are allowed. Since March 2015 the house has an additional pellets central heating to enhance residential comfort. Since January 2017 there are new natural wooden windows in all the rooms. Also in 2018 a wooden floor was installed in the living room.

Guests with pets will appreciate the fully fenced garden by the edge of the forest, so despite the most thorough of cleaning, allergy sufferers should be aware that many pets have been accommodated here.

There is a roofed outdoor seating area right by the house, where you can grill or simply enjoy the day. There is a little boat for the neighbouring pond and bicycles are available, as well as other leisure equipment in the big garage.

The big, mature trees such as birch, linden, red beech and spruce provide shady spots in summer, with a hammock and canopy swing, as well as a wintery atmosphere. The adjacent pond invites you to go on a little boat trip, or skating in winter. The view of the river Iller flowing in front of the reservoir dam is very calming. Leisure activities in the area include fishing (with fishing permit only and in certain sections of the Iller), walks and hikes on the Aitracher Höhenweg, the Wurzacher Ried, the Danube Valley or simply the adjoining forest to the animal park. The slightly hilly surroundings also invite you to go biking. Bicycles are available on request. You can go for a stroll in the towns of Memmingen, Ulm, Kempten, Wangen or visit the Ulm minster, the Buxheim charterhouse or the farm museum in Illerbeuren. You can swim in the surrounding lakes, as well as in indoor, outdoor and thermal pools. In winter you can go skating on the nearby lake or at the rink in Memmingen. There are cross-country skiing trails about 20km away, ski pistes 50km away. Hot air balloon rides, the Skyline Park, scenic flights, golf, BMX riding or carting are all available. You can do shopping in Aitrach about 3km away, either by bike through the forest or by car, with a bakery, beer garden with a small animal zoo, a butcher, an Edeka market, a pharmacy, a doctor, a bank with an ATM (Raiffeisenbank), a petrol station in Tannheim about 5km away, a restaurant a ten-minute walk away. There is further entertainment in Memmingen about 15km away.
