Holiday apartment in a Tuscan farm house, with a private panoramic terrace

Holiday apartment in a farm house right in the heart of Tuscany, amid the Casentino countryside’s greenery and organic farming fields – the ideal place for a quiet and restful holiday.

The holiday apartment measures some 60 m² and is located on the farm house’s ground floor. The house originates from the 19th century and the landlord lives on the top floor. The apartment offers room for up to three persons and benefits from two separate entrances: leading either to the kitchen or the living room. The cosy and characteristic kitchen is equipped with a five-hob cooker, extractor hood, electric oven, sink, fridge-freezer combination and kitchen work surface. The living room is furnished with two armchairs, cast iron wood-fired oven, satellite television, dining table, chairs and an antique cabinet. The bedroom , furnished with a double bed, and the single room both benefit from tinted windows. The bathroom is complete with shower, toilet, bidet and a sink. All necessary linen and towels are provided.

Guests staying in this apartment have use of a private terrace which features a barbecue and an organic herbs patch, and you can use these herbs to help you create tasty meals. Furthermore, there is a table, chairs, sun shade and sun loungers, inviting you to enjoy the sun and the view of the flower garden. The Arno River borders the property and you can take beautiful walks along its riverbanks.

The owners of the property like to personally greet their guests and are available to assist during your holiday stay. They will also gladly treat you with their home-made jams and offer you the precious saffron spice. On request, bread can be delivered (Mondays until Saturdays, price depending on order). The rental fee includes heating. You are not allowed to bring pets.

There is a private swimming pool some 2km away. Alternatively, in only a few minutes you get to the river where you can also go for a swim. To the Adriatic sea cost it is a car drive of approximately 90 minutes, to the Thyrennic Sea it takes two hours by car. A lake, 1.5km from the town center of Pratovecchio, and the Arno River are also good swimming places. You can go on an excursion to the Poppi Zoo, the Pilgrimage Church of della Verna, the Holy Hermitage and Monastery of Camaldoli or to the Foreste Casentinesi natural reserve. To Florence it is a distance of a one hour car drive, to Arezzo it takes 40 minutes by car and to Siena it takes 90 minutes. In Arezzo you can take a fast train that takes you to Rome in only one hour five minutes, allowing you to go on a day trip.

    “Het appartement is in Italiaanse stijl met dikke muren en kleine ramen met horren. Het interieur is evenzo Italiaans wat een leuke sfeer geeft. Het appartement is schoon en van alle gemakken voorzien, prettige badkamer met goede douche en goed heet water. Uitgebreide keuken met oven / magnetron/ grote koelkast/ diverse apparatuur waaronder waterkoker / koffiezetapparaat / broodrooster e.d.
    In beide slaapkamers voldoende kasten.
    In het gehele appartement voldoende stopcontacten.
    Bij het appartement een eigen buitenplaats met buiten barbecue en buitenaanrecht. 4 ligstoelen ter beschikking en een tuintafel met stoelen. Je mag vrij gebruik maken van de tuin. Het naast gelegen huis beschikt over een zwembad welke niet bij dit appartement hoort, maar als naastgelegen appartement niet verhuurd is mag je als huurder van il Villino wel gebruik maken van het zwembad. De rivier Arno is op loopafstand maar was tijdens onze vakantie matig gevuld qua water, er in zwemmen was geen optie.

    De familie Mattoni is zeer, zeer gastvrij. Bij aankomst staat er in het appartement jam / wijn / zelfgebakken cake en verse ravioli klaar en na 1 week werden wij opnieuw verrast met cake en ravioli. 1x p/ week worden de handdoeken gewisseld. Daarnaast mag je gebruik maken van hun wasmachine.

    Monica Mattoni spreekt goed engels. Op de dag dat je arriveert stuurt ze je een whatsapp bericht waarin ze je vraagt 1 uur voor aankomst naar haar te bellen zodat zij je kan opwachten met de auto en naar je appartement kan brengen. Het terrein is afgesloten met een automatisch hek ( waarvan je gedurende je vakantie de afstandsbediening krijgt). Daarnaast vraagt zij per whatsapp om een foto van je paspoort/ reisdocument en namen en geboortedata van alle medereizigers. Tevens kan je via haar restaurants in de omgeving van Poppi laten reserveren.

    Veronica ( zus van Monica) en haar man Sandro wonen boven dit appartement maar daar merk je niets van. Familie Mattoni is tevens eigenaar van Zoo Poppi, daar organiseren zij 1x p/week een vogelshow met aansluitend een toscaans dinner. Wij vonden het erg leuk.”

    “Sehr empfehlenswert! Die Wohnung in dem sehr schönen Steinhaus ist sehr geschmackvoll mit viel Liebe zum Detail eingerichtet und sehr gemütlich. In der Küche findet man alles was man braucht. Das große Grundstück mit der zypressengesäumten Einfahrt ist sehr gepflegt. Die super freundlichen Vermieter haben uns persönlich empfangen und uns mit selbst gebackenem Kuchen, frischer Pasta, hausgemachter Marmelade und Wein verwöhnt und sie haben uns Tipps für unseren Urlaub gegeben. Unserer Erwartungen an die Unterkunft wurden mehr als erfüllt.”

    “Gute Lage, sehr gastfreundlich mit kleinen selbstgemachten Leckereien. Wohnung insgesamt für 2 Personen gut geeignet, Bei sommerlichen Wetter Topadresse.
    Wichtig ist, das von Aussen Licht (Sonne) hereinkommt, weil sonst aufgrund der altersbedingten Bauart (über 200 Jahre) dunkel. Schlafzimmer aufgrund der frühen Jahreszeit und Feuchtigkeit in den Bergen noch klamm.
    Bewertung 4 Häuser.”

    “Eine geschmackvoll eingerichtete Ferienwohnung in einem wunderschönen Haus. Abseits von der Straße gelegen, sehr ruhig, nur wenige Schritte vom Arno entfernt.
    Die Vermieter sind absolut (gast-)freundlich.”

    “Prachtig huis met een bijzonder mooie ligging. De eigenaren zijn erg vriendelijk en gastvrij en de pasta's en cakes waren overheerlijk. De fauteuils in de woonkamer zijn wat onprettig om op te zitten. Geweldige vakantie gehad!”
